we've been overpaying our mortgage for 3 years almost by £150 on an £850 payment and we had to specify that the overpayment went on the principle as they now put it on interest unless you tell them.

This is why we reduced our 25yr mortgage to an 18yr mortgage initially. Although we had to add a few years back on when remortgaging once we had kids and disposable income dropped.

“What banks really do” frames it a bit funkily; it’s less to do with the banks themselves, more just the maths of the interest on such a large sum. But good advice on overpayments 👍

better to just think it as rent. you rent the house off the bank. they are better landlords and give you much more security and control over your living environment

Careful, depending on your interest rate, you might be better off investing any extra money into an index fund rather than repaying the mortgage. Ask someone you trust for advice.

Alternatively rather than a £1,000pm mortgage at 5% over 30yrs (360 payments), you can pay the capital evenly over the term at £517,77pm on capital. Obviously you need to cover interest each month...

Thats just how percentages work? if ur interest rate is 3% on 200k then you need to cover the 6000 interest charged that year
