I once had a customer go to the county and pick up the CO and burn us on the last payment. We had all the provisions in our contract where final payment is due prior to release of CO.

I would also add that I would never sign a contract that says my house could take 2 years to be built. That lets me know contract company is not ready of fully funded.

Pretty sure in California you have to have a HARD number and if anything changes. a Change order form is needed.

love the "estimated cost" I have never started a project in which the scope hasn't changed. smaller payments are key, the stress starts the minute the contractor starts funding the project.

Learned the hard way as well! We state in our estimates “Change orders shall be paid in full at the time of approval of changes before that change work is started” in most cases it will halt the original work. 10% is due after walk through on final and before C/O is issued Some people will try and gut you on anything they can!
