Texas has no income tax, and today Realtor.com laid out the price homeowners pay for that. Research from the Institute on Taxation and Economic Policy ranks Texas as having the 7th most regressive state and local tax system in the country. The bottom 20% of Texas earners pay about 4.5% of their income in property taxes. The top 1% pay 2.7%. ITEP senior analyst Neva Butkus said the lack of an income tax “is really like the nail in the coffin for states when it comes to regressivity.” The mechanism is quieter than the politics. The University of Chicago’s Property Tax Fairness project found that in Dallas and Bexar counties, the cheapest 10% of homes are assessed about 18% more heavily relative to their actual sale price than the priciest 10%, and those are two of the least regressive counties studied. Part of the reason is that expensive homes trade off market. A 2025 analysis from Austin brokerage Berbas Group found off market sales run about 15% near the median price and climb past 30% in luxury tiers, so appraisal districts simply have less evidence on what those houses are worth. Former Bexar chief appraiser Michael Amezquita said flatly that “this situation shifts the tax burden to those owners in the middle to low end disproportionately.” Governor Greg Abbott’s plan would save the average homeowner about $3,000 a year, but Butkus warned that cutting property taxes helps one specific group, homeowners, and “everybody else picks up the bill in other ways.” If you list in Texas, the assessed value on the sheet is not neutral information. #texas #propertytaxes
