Do an inspection of the mortar between the terra cotta joints on the exterior. In this brief video I glanced gaps. Maintaining the exterior is cheaper than lawsuits.

Event Designer in Chicago here!! It will 100% be worth the investment if you turn at least the upper terrace space into a venue for weddings and corporate events. That view, location, architecture, and historical significance is all prime selling points for it.
