It works if you invest while you rent, wait a couple of years and then use that equity from capital growth to get into your own home. Now you have an investment and a PPOR, it’s what we did.

You’ve assumed salaries grow over time when you own a property, you should also factor that in with rentals and therefore assume the cost to rent doesn’t increase, relative to income

You can do both - live in your place the initially, then move out and rentvest for 6 years, then repeat. It stays CGT exempt and you also get tax deductibility of repayments for the period it’s rented

Thoughts on debt recycling? i.e use equity in the owner occupier to an investment loan, I feel that gives more leverage than you might have in cash, the return just needs to be higher than the interest on the loan?

Strongly disagree. You leave a large amount of other factors out in this comparison. I’d recommend watching Ben Felix’s comparison of the two. There’s certainly pros and cons to both but from an investment standpoint rent vesting is far superior

You’re forgetting that most of the money making is from capital growth and not yield. Also negative gearing helps balance the difference.

We bought our first property about 12 months ago and have been living in it since. This was never our dream home or location, but made sense given jobs and rent prices. 95% LVR, leveraged all first homebuyer grants we could at the time. Now new jobs have emerged in another part of the country and it makes sense to move. Our income will increase, perhaps quite a lot in the short term, and rentvesting remains our only option. LVR has now improved to roughly 80% with market value and extra payments. Definitely have no plans to liquidate it in the near future, but unsure how to proceed given CGT and being able to purchase another property when we settle on a location.

If you want to stay in your peer group, but grew up in an extremely expensive suburb, the rent yield is much lower in expensive areas so renting there makes sense as long as you’re invested in growth

So you buy your dream property only to let someone else live in it, whilst you live somewhere you dont want to live, deal with all the complications of that . Just so you are still trying to end up where you want to live and by that time things have changed, geez. Just buy a home in a property you can afford. Pay that off, when you’ve done that, your wages will have risen. Buy closer to where you want to live. This get rich bs. Own ur home and navigate from there 🙄

many in Syd can’t afford a desirable owner occ - so theyd sacrifice on the asset (1bdr or location). Rentvesting lets them buy better asset/yield in growth area instead of buying subpar or not at all
