actually it's supply and demand. if the shop is vacant for a period of time, naturally the landlord will reduce their asking price.

My sis used to run a Cafe at the now gone Turf City. A new management took over and increased rental by 600% once the lease is up! Yes 600%, not joking. Of coz my sis didn't continue.

Free market. Change of landlord is like that one. I also faced changed of landlord. 1st landlord bought the shop for 400k so rent was cheap. Then sold it to the new landlord for 1.4mil. Rent definitely will increase a lot. My rent from last time till now already increased more than 50%. We as business owner we have to adjust. Either cut cost or increase price.
