Here’s the deal: A plat is a recorded map that shows the general layout of a property—boundaries, lots, easements—but it’s often outdated and doesn’t reflect current, exact conditions. A survey is a professional, up-to-date measurement of the land’s boundaries, improvements, and features. It can reveal critical things like: Encroachments (fences, buildings on your land) Easements (who else can access/use part of your land) Accurate acreage (what you're really buying) When buying land, a survey is a non-negotiable in my book. You need to know exactly what you’re getting, where you can build, and if there are any issues hiding beneath the surface. Your investment deserves clarity.
