We did 20% down of a home under 250k, had about 5k in closing. Found mold a week after close and had to drop 17k on a full kitchen demo and remodel. Another 1k on bathroom mold remediation. $300 to remove the piano they left in the garage and another $500 on primer because they were chain smokers that hid it very well before listing. $500 on DIY trim and install because even primer couldn’t save it…I swear every time we turn around we’re dropping $1,000

Earnest money comes out of your down payments and an appraisal/attorney fees/inspection is like $1000 combined

Earnest Money is part if the down payment, its considered a good faith down payment usually 1%. then you send the rest during closing.
