Ex EA & Conveyancing team here. Completely agree, also worth mentioning there’s lots of tricks, a common one is pay attention to words used during negotiations, “the vendor was looking for more” this isn’t a hard no, this often (not all the time) but often means the vendor has accepted and the EA is just trying for more money, easily countered by turning the emotional side onto the agent through fear of loosing the sale “that’s a shame I was hoping to get this accepted however we have another couple viewings (or even say agent to ring to really scare them) so I’ll leave the offer on the table for now”. Obviously other things always go in low expect to get the first offer rejected, another tip if you’re putting forward another offer line it first by saying let me check over my finances to check what I can stretch too, then ring them back with the new offer and end it In something like 197,489 this looks like you’ve really tried to squeeze every last penny, and you can say that, just he careful not to imply it’s your “best and final” offer incase you’re willing to pay more then this.

None of this will work for highly desirable areas, you play such games and you lose out. If houses are selling in the first week or so in the area you are looking at you need to go straight in with asking price

With respect, this is nonsense. I am an estate agent of 20 years experience. It’s never our decision regarding offers, it’s the vendors. There are many genuine & decent agents like myself. I hear what you’re saying in terms of buyers being over keen but it’s the Vendors decision that is final. Irrelevant of anything else. Please, not all agents are the same, not all agents are tossers either!
