It looks like it has been resized, possibly cutting out the signature. The composition and technique suggests an advanced amateur. Pretty good sfumato. Lovely painting.

It could be an Eloise P McGill. She painted a lot of bluebonnet/Texas landscapes. She painted from late 1800 through her death in 1938. Very pretty, regardless.

1884 is in the upper right hand corner. This painting was cut down to fit in the frame. That’s why the signature is gone.
