The reason real estate was out of control because there were no front end taxes discouraging foreign ownership. Singapore has 60% foreign ownership tax. That diverted alot of investment into Canada.

It started in the 90s, mostly in Vancouver. Essentially real estate was used by criminals and foreign agents to launder money. Banks approved any mortgage with 40-50% deposit. G&M did an article on it

This all started in the early 1990’s and hasn’t stopped since then. It was international investment into housing market. Foreigners were purchasing multiple home in cash in Vancouver. That’s where empty house tax was implemented in last few years

There isn't just one reason. Yes low interest rates along with tax advantages makes RE one of if not the best tax advantaged investment which leads to increased prices. There's also immigration overflowing our infrastructure, these people are used to bad conditions and will out bid any couple for a 1/1 cause they share it with 4 people which is normal to them, there are too many reasons to fit in a single comment anyways.

Ummm… and also our wages have never gone up with inflation !? Everything not just homes ! The only thing that has not gone up is wages…. The cost to build a house right now is very close to what they sell for (builders make about 10%).

And than property taxes sky rocket 🚀 because what should be a $300,000 home is now “worth” $900,000. It’s ridiculous 🤦‍♀️

You don’t know the reason. Let me tell you; it was greed that hiked the prices. Now all they are left with is high monthly mortgages and more debt to service these debts. That is why sellers are now panicking and rightfully so. Advise to sellers: Sell before you lose the imaginary equity.

This is a simplistic explanation of the problem. Certainly, foreign investors and low interests rates were the accelerants for a market that was already inflationary. Without a discussion of the Nixon Shock and the neo-liberal economic policies that followed it, this discussion is too superficial. Leaving too much money in the hands of the already wealthy through tax cuts during the 80’s and 90’s eventually led to a growing wealth gap and asset inflation which was made worse by low interest rates and foreign investors. Compare the graphs of rising government debt, rising wealth inequality, and house prices and they practically mirror each other. Every property started as untaxed money. If we didn’t have all those tax cuts following the Nixon Shock and, housing would be far less expensive.

I would argue real estate values have more to do with how much it costs, actually cost to build a new house. As the cost of building materials goes up the building materials that are in a current house increase in value. The other problem is the general population is not being paid enough The value of our dollar keeps going down so we have to work harder to buy that 2 x 4.

It's because banks allowed people to borrow so much money. Pasalis doesn't call it out directly. No one does and we need to find out why.
