One of the agent asked us how much is our deposit. I felt weird. Agent said the vendor wants to know. Does it matter to them if our deposit is 5% or 10%?

This information is only relevant with an honest and transparent agent. There is no way that an agent will be honest in this process as they are trying to get the highest price possible. And if they don’t get the right price they will just extend the selling date.

Hi Dion, we technically did get the ‘last offer’ this week and had our offer accepted, but then got GAZUMPED an hour later! The vendors had rubbish terms (rent back) they wouldn’t budge on so we weren’t that sad we lost in the end, but it was crazy stressful. Any tips to try and stop this from happening? We are in QLD. in a tennis match with another buyer agent is going back and forth it has become ridiculous we put in a very good offer over everyone else agent told them all our offer and now we have this one person pushing the price through the roof its now 70,000 over the offer below it 🙁

I absolutely hate the agents in my area who go by “submission of offers” with a deadline. There is no transparency and people just submit what they have, even if the property is no where near worth that. They’ve raised the price of the houses in the area substantially and are leeching into the surrounding suburbs that aren’t even considered “blue chip” at all and yet they are getting crazy prices because to me they are scam artists

If you successfully buy a property and “win” the offer stage. I’m assuming it never gets disclosed what the previous offers are? Say you offered 790. But there was no other offer about 750 in reality then there’s never a way to prove that these REAs are lying if it’s not disclosed at the end.

These days it’s usually “best and final offer”, the market is so competitive and there’s so many offers coming in. They get them all on a form and submit it to the seller with the terms and conditions.

This falls apart if more than 1 person making an offer is following it. Only one of them can actually be last. In reality the last person is going to be whoever the agent likes the most, and the unfortunate reality is thats also probably going to be the person asking the least questions
