I’m glad Seattle dropped the lawsuit because it did seem silly, but honestly, if he had applied for permits for the remodeling he did, he would have found out at that time that it wasn’t actually residential.

Sounds like their realtor did NONE of the work they were supposed to. Part of writing contracts and the titling process is finding out if the property is even the right kind of property.

He was sued by the city in 2020 for $500/day in violations and they didn’t drop their lawsuit until he spent $80,000 in law fees. He was suing to recoup the money he spent last I saw.
