@alishacollinsrealestate: Replying to @jackg55670 Buyers — listen up. You have to advocate for yourself when buying a home, and your agent should be right there fighting for you. Earlier this year, we sold a brand-new construction home. Normally, that requires a special new construction contract… but the agent wrote it on a normal contract. ✅ That contract had an inspection date and a resolution date. We did inspections… and guess what? ❌ The brand new roof had multiple issues. ❌ HALF the house had no power. The listing agent actually told me, “This is why we don’t allow inspections on new construction contracts.” Excuse me… WHAT?! I pushed back hard. And you know what? We got the roof fixed AND the power fixed. Because buyers deserve a safe, functioning home — brand new or not. Now, I ALWAYS make sure my buyers have inspection AND resolution dates written into new construction contracts. And if the builder won’t agree to that? Had a builder insist on buyers purchasing a million dollar insurance rider before allowing their inspector in. They decided not to do inspection and let warranty cover everything. They regretted that.

2008 we bought a brand new constructed home first thing I said to my realtor is I want inspection and he said well you don’t really need one because it’s a brand new bill. I said I want an inspection. There was so many things that the inspector foundand the builder did fix everything but you should always get an inspection whether it’s a brand new belt or not my daughter bought a brand new belt Home. She did not get an inspection like her mother told her she should and now regrets it.
