Part 2 of the Suffolk + MIT “Construction in the Age of AI” study. 🏗️🤖 This time I’m looking at design automation and how AI could start helping teams make better decisions before construction even begins. The study breaks design automation into five main areas: 🎯 Target Value Design Looking at design, cost, schedule and buildability together while the project is still developing, instead of designing first and finding out later what it actually costs. 🧠 Generative / Augmented Design Using AI to generate and compare multiple design options based on things like cost, schedule, energy performance, structural efficiency and other project requirements. ⚠️ Early Clash Detection Using AI to review drawings, models and specifications across multiple disciplines to identify inconsistencies earlier. This one really stood out to me because I’ve dealt with it firsthand. On one of my projects, the architectural, structural and MEP information didn’t properly coordinate around the elevator lobby. The design called for a 10’ ceiling, but once you accounted for the structural steel, ductwork and ceiling assembly, the math didn’t work. There simply wasn’t enough space. That’s the kind of issue that can become an RFI, redesign, schedule impact, additional cost or rework if it isn’t identified early enough. The study references tools like LightTable and BuildCheck that use AI to review drawings, models and specifications and flag coordination and constructability issues earlier. 🔍 🏭 Design for Manufacturing & Assembly Designing with prefab in mind from the beginning so assemblies can be standardized, fabricated offsite, transported and installed more efficiently. 💰 Predictive Total Cost of Ownership Looking beyond what something costs to build today and considering maintenance, replacement cycles, energy use and operating costs over the life of the building. For owners and developers, that could change the decision completely. The cheapest option upfront might not be the cheapest option over the next 20 or 30 years. The bigger point here isn’t that AI replaces architects, engineers, GCs or trades. AI can help review more information, test more options and identify issues earlier. The people still have to coordinate it, determine what actually works and make the final decision. And anybody who has worked construction knows this part: It’s a lot cheaper to fix something on a drawing than after somebody already built it. 👷‍♂️ #constructionmanagement #aiinconstruction #constructiontechnology #projectmanagement #constructiontech
