@principlesbyraydalio: My view is that buying and holding real estate is not an effective investment strategy in our current economic environment, for a few reasons. 1) Real estate is more interest rate sensitive than it is inflation sensitive, so given our current circumstances it is likely to go down in real terms 2) It is a fixed asset that is easy to tax, which limits its impacts on your ability to diversify 3) Real estate is nailed down, so investing in it makes it more difficult to move money from one place to another That’s my view, in a nutshell. #1 if theres debt on the real estate of course its interest rate driven. No debt then not so. Income is income. #2 re Taxes. Yes real estate taxes are paid - cost of doing business. The income derived is Income tax favored. #3. Yes. It is a Fixed Asset. Not so easily sold. But harder to lose too.

I own real estate and lame index stock funds. the index funds have had 10x the growth of real estate with next to no expense ratio. in the mean time the real estate has had a few roof, hvac system, and 2 water heaters replaced. the math is easy. stocks.

Ray Dalio is a brilliant businessman, no doubt. But mixing in certain real estate is an effective hedge. Real estate usually appreciates and you can depreciate it. You can also rent it out. I personally love real estate.

Real estate does not return as much as index funds. However, most people can’t invest in stocks without pulling the money out and spending it or trying to get cute and time the market and get burned. They’re not disciplined. Real estate is a good hedge against yourself. It’s hard to get your money out, so you don’t.
