There is no housing crisis, there is an income crisis. If you built a million houses in a month it would do nothing for affordability.

Subdivisions aren’t the issue, they weren’t the issue for hundreds of years. The issue is the red tape and taxes on builders. Families want single family homes, not condos. We NEED more single family homes, density is not the answer.

Construction companies don’t want to build more homes to drive down prices. Red tape and you aren’t wrong about subdivisions being massively subsidized and costing too much despite that. Density is important. Not everyone needs to live in dense neighborhoods but not everyone can live in suburbs.

I *wish* that more density was triplexes and duplexs. It feels like toronto developers are only interesed in sky high condos with hotel room sized units and mcmansions. If they made things that people could afford to live in, and made smaller changes like duplexes it would be better for everyone
