I think for now rentals should come number 3 in one's investment portfolio, 1. Unit Trust 2. Treasury Bonds 3. Rentals. Could have put bonds at No. 1 but just in case one needs their money chapchao n return it back into the investment again, awo unit trust takes no. 1

If I build my rentals worth 200m, in 5 years time that property will be app 300m. Treasury bonds of 200m will still be 200m even after 20 years if you don’t reinvest on both side. I’ll side with rentals on any day as I have always done. A studio apartment in kisaasi is 500k, trust me in less than 5 years all my investment capital will be back. Where you invest your rentals also matters.

It is good for the economy for some money to go into rentals. If everyone starts investing all their money in treasury bonds, the rates will go down (law of demand and supply), and worse, the private economy will slow down and put more pressure on government.
