Sounds nice — “I’ll share the costs, share the risk.” But here’s the kicker: you can still be responsible for 100% of the debt if things go sideways. 💥 So you’re getting half the equity, half the refinance, half the cash flow… but ALL the liability. That’s why we don’t do JVs.
