I have seen boutique units where the value of the land entitlement is higher than the market value of those units. The only disadvantage is that in those cases, there hasn’t been enough consensus in the complex to sell to a developer. You only need a few greedy owners to ruin a deal for the rest of the owners.

In the next 10 years or so most people sadly just won’t be able to afford to buy standalone houses. Units and apartments will definitely start to appreciate well then.
