I too have seen this happen so many times! Every state needs to adopt this and likely will follow suit as victims from other states will cite this law and the cases that led to it! Some wholesalers use this as their literal business model…disgusting!

Pennsylvania made wholesalers be licensed agents so they are held to ethics and fiduciary duties. Now if its assignable the seller has 30 days to void the contract for any reason, seller has to acknowledge the assignment fee in writing.

I didn’t realize wholesalers could hold a property hostage like that especially if it’s not even the correct seller. Glad steps are being made to protect the homeowners

Yep, had a seller of a 10 mill vacant land do this, signed it over for 3 mil. Annnnnnd they made him sign a GENERAL POWER OF ATTORNEY 😳🤯 and never got paid. Still in court

If you're operating your business from a place of purpose, practical, systematic etc then you don't need to do shady things like holding properties hostage. Will you lose out occasionally, yes but you'll make far more in the long term.
