It's because as an audience instead of you watching a movie in front of you, now you're being watched he's looking at you making direct eye contact it feels much more disturbing it gives the illusion of him coming out of the screen

IMO 4th wall didn’t exist- WE are the ghosts inside the hotel. We are not privy to the whole perspective as we are in limited positions

I just think that it added to the menace. Giving the audience a peak into the mind and feelings of Jack. You could almost see the thoughts especially when you view the film for the first time. This is what made the character more unsettling.
