you're always going to struggle with there being 5 of you, the amount of flats/houses available with that many bedrooms open at once are unlikely to be HMOs and more targeted to families

You do not need to agree to another fixed term contract. You’ll automatically move onto a month on month rolling, and there isn’t reasonably anything your landlord can do about that.

when the renters rights bill becomes law it’ll make fixed term contracts illegal - even retroactively! so even if you lock in for another year, in a few months your contract will become a monthly rolling one instead :)

Don’t let your landlord try to force you to fix for a year - the new tenants’ rights bill currently working its way through Parliament will make fixed periods illegal very soon, so if your landlord is insisting on a fixed period, they’re not negotiating in good faith! try pushing for a rolling monthly contract to give yourself more time!

A lot of London boroughs have introduced tougher HMO condition and more expensive licences for share houses - many of them are now just selling as it’s not worth it and it means accessing share houses is harder - not sure anyone is truly winning.
