As a home inspector, I also recommend to make sure the TPR (temperature pressure relief) valve isnt seized. All you do to check it is trying to spin it freely (don't lift it as it'll release pressure).

If you have a gas furnace then do the same as with the water heater. I've never had an electric furnace so I'm not sure about them, but the gas furnace usually has lights that blink in a code to tell you if there is something wrong.

A water heater will last a really long time, if you actually drain it every year. I’ve seen one 40 years old and still working.
