For twenty years I built luxury homes in the $3-$8M range and everything was build to suit. It was great. I now focus on my white collar companies because they allow me to work from anywhere, but if I were ever to go back to building that is what I would do again.

Exactly. I’ll never build a custom home for someone. I’m not dealing with someone’s wife’s last minute changes and arguing back and forth for 6 months plus

We only build for the public. No specs builds. 1) I can’t build a home cheap enough with the right quality to make money on a spec and 2) we interview clients, they don’t interview us.
