Do a transfer on death, everyone will tell you you need a lawyer. It is not true. I did it myself for my house! No lawyers, no fuss no must extremely simple to do and it is in file with the recorders office didn’t cost me anything but the paper to print it the ink, the stamp, the envelope and a filing fee of a few bucks! So don’t go through all this other hassle just do it TOD

In my state I use the Lady Bird Deed. I have all rights to my property to sell, mortgage or gift it. I have beneficiaries who will recieve my property upon my death. The deed give beneficiaries ownership interest after my death. I can revoke the deed at anytime. NO PROBATE COURT NEEDED. In other states in maybe called TOD a Transfer Of Death.

That’s not true. It’s only true if family members are fighting over assets. If everyone agrees, it’s not expensive, you don’t need a lawyer, and it doesn’t take that long.

In Texas you can do a TODD = transfer on death deed. This will go directly to the beneficiary without probate.

A TODI is much less expensive. A Transfer on Death Instrument (Todi) is a legal document that allows a property owner to transfer their real estate directly to a named beneficiary after their death.
