Your stamp duty estimate seems high (had you needed to pay it) … I’ve just had to pay it on a £240k property and it was less than this.

You definitely don't need to pay mortgage broker fees, 'fee free' ones work just as well because they are still getting a fee incentive (they take the fee from the bank instead). Equally check the comparison site Habito- we ended up going with a bank who doesn't work with any brokers and they were a lot cheaper!
