One thing I disagree with Dave on. I have owned rental properties for over 20 yearss they all cash flow and I have only put 20% down on each. It really depends where you live. In 20 years I have never had a vacancy or an eviction.

He’s right. I own 5 paid off units, they make me a decent chunk each year but if I had a payment they wouldn’t be worth having other than the appreciating asset. The headache of dealing with renters and being in debt would be a no from me. If I can’t buy a property fully in cash I’m not buying it.

I think Dave’s problem is the buying cheap part. Not getting a renter for 4 months and having people not pay for 4 months is something that only happens in cheap, low income markets
