I am currently working on two newly purchased older homes. Both have been inspected by a third party inspector. Both have exposed footings. One is 100% exposed on grade and the contract says that the inspector is not liable for these failures! I have been a builder for over 25 years and if an inspector has no liability for what they miss then what value do they have?
