I would only move in that house if they sign it over to you why put money in something and doesn’t belong to you? I’ve been here done it and wore the T-shirt. And I’ve seen many get burned like this.

every 3 or so months that's 3 plus grand you could use to hire someone to fix a major part of house....but then it's his house that's getting fix and in the end his property gains value. there is also laws with "squatters rights" and also eviction problems he can cause. this all also depends on relationship with him. it's too unique to know but food for thought I guess. Getting things in writing can help OR hurt you depends on how it's played out.

Have the agreement written up and do it. As long as everything is fixable within your means that is. You can easily make it into what you WANT without paying for buying the actual house.

Depends on the work. You dont want to live anywhere that you can constantly be sick. But if it has HVAC and could be " cleaned " to live in and fix it up room by room section by section. Coby and I did that to our home. You could use your rent as money to put into the home. But its preference but alsoooo are you gonna be dumping money into a home that isn't going to be legally yours? If he is still going to own it I dont think so. You'd need a contract written up and notorized.
