I bought a 2005 double wide that was upgraded with 2x6 wall framing, all sheetrocked and a 8/12 pitched roof and cedar log cabin siding. Is set up on a cement block foundation. Downsized from a huge. House. Taxes are only 4k. Better than the 9k I was paying. May not be the best, but it’s mine and I’m debt free.

There is more to it than that. For a manufactured, it is titled like a vehicle and is classed as personal property. Even if you retire the title and affix to a permanent foundation, the best financing a bank will give is a 5/6 mortgage, meaning you get a fixed rate for 5 years then adjusted every 6 months until you reach the max 10 year term. Why? Because manufactured homes DEPRECIATE in value over time and they become VERY expensive to insure over time (some insurers simply will not insure after a few decades). The difference in building code standards (HUD for manufactured, local for modular) is incredibly important, it's not just paperwork. It's the difference between a home lasting for generations and appreciating in value, and a home lasting a few decades, but not beyond. Nothing to pass down to your kids, no generational wealth, depreciating resale value. There are numerous good reasons why people don't regard manufactured homes highly.

Worked in the industry for 27 years finishing after set up. There is structural difference between the two. They are not all built the same.

HUD code is not as strict. IRC is stricter: Local codes are often more rigorous because they account for regional conditions (e.g., hurricane-prone areas or extreme climates) and may include higher standards for energy efficiency, insulation, or foundation requirements. The HUD Code, while robust, is a one-size-fits-all federal standard that may not address specific local environmental or safety needs.

A modular is taken off the frame. Only thing he is wrong about is the structure. Most modular are built with a heavier structure being floor joist and wall joist than a site built home. I have set a lot of modular homes with 2x12 floor and 2x8 walls. Most homes have 2x4 walls. If you want to know how well your house is. Let’s wraps straps around it and pick it up with a crane. We do modular that way and it holds up. Also modular if appraised same as a site built home. Modular is a lot stronger than a site built.
