my cousin is a carpenter, he once did up his rental and the landlord gave him notice as he thought he could get more a month. so cousin put it all back to its original the week before he moved out

As a landlord, this is insane. If you did this to my house, I'd never evict you. It's so hard to find people that actually take basic care of a home. I think a lot of landlords don't consider that it's so much more worthwhile to have a good tenant than an extra couple hundred bucks. The value of having someone reliable and courteous who doesn't trash things is worth so much more in the long haul.
