Let's work with the basic figures; Total cost/Unit= 2,000,000 Total Units Projected= 40 Total Investment Cost= 80,000,000 Revenue Project/Unit= 15,000 Total Revenue on Total Units= 600,000 Which means Payback Period= 133 Months or 11 Years. So even if there are underlying costs services or maintenance upto 15 years Payback Period is still a good deal. Now imagine if you're reinvesting the 600,000 in other streams??

Three ways 1. Partner with a bank, let them build, then agree on how to share the rent. You start earning immediately. 2. If you already have the money, don't build to rent, build to sell. Put your profit margin, and try sell the units in two years time. Hizo 40 units unaeza eka profit margin ya 300k each. That's 12 M profit or 6M in one year. A low return, but a return nonetheless. 3. Njenga pole pole... build one or two floors, look for tenants... then use that rent to build the rest. Nyumba itajijenga....To me this is the best... since you can continue with your hustle, as your investment grows itself....
