I swear I had them all but who knows. That’s the fun part of working with mom and pop sellers. Everything’s on paper, nothing’s online, and somehow things disappear. Estoppels just confirm that what the seller says the tenant is paying is actually accurate. This week I’m also getting insurance locked in and setting up third party loan servicing to handle payments, tax forms, and keep things professional.
