We have 4 rentals, we do no pets, no holes in the wall, but they can use heavy duty command hooks, no smoking inside, I have them fill out a sheet when they move in that they put anything they see wrong under each room then time and date it and sign.

You should ask your friends that live somewhat local for copies of their lease agreements. You won’t need allll of that stuff in yours but it could give you ideas as far as coverage for damages, smoking, etc.

You could stipulate in the rental agreement you’ll reduce the security deposit by an hourly cleaning fee you’d have to pay yourself. It’s still time you need to take to turn it around - so, the cleaner / better condition they leave it, the less work you need to do and the more they get back!

We have a quarterly walk through clause in our lease. This allowed us to see the house throughout the lease and ensure things are being taken care of.

Being that you're using this property as a rental , all of your kitchen drawers , I would put contact paper in , but the kind that you can feel back out.. It'll help keeping them from getting scraped up and dirty gross.. And protect the wood at the same time

highly recommend joining a property owners association. they will help with all required forms for your state and they typically give classes on any law changes. youll also network with other landlords!
