A 50-year mortgage lowers your monthly payment, but it works against you in almost every long-term way. You end up paying far more in interest, you build equity at a crawl, and you stay in debt for most of your life. If the housing market dips, you could owe more than the home is worth because your principal barely moves for decades. It may look helpful in the moment, but it usually benefits lenders and sellers more than the buyer.

that sounds very true. and every time I hear someone talk about rent control, I know they do not have a grasp of basic economics. because controlling what landlords can charge for rent only makes the problem worse and less rentals available
