Here’s what your primary responsibilities include: • Finalizing plans + getting accurate quotes from every trade (2-3) • Building your cost breakdown so the bank can issue a construction loan (I have a beginner friendly budget spreadsheet template, will make a separate video for it) • Hiring and vetting subcontractors (license, references, bids, scopes) • Creating the schedule so trades show up in the right order • Ordering materials and making sure they arrive when needed • Managing inspections at foundation, framing, mechanicals, and final stages • Monitoring quality + catching mistakes early • Handling delays, change orders, and problem solving • Approving payments based on milestones • Keeping the project on budget + on timeline • Completing final walkthroughs and punch lists before releasing the last payment If you can communicate well and stay organized, you can absolutely run your own build and save a massive chunk of money.
