You’re right. Im a 22-year-old engineer, and I live in Utah. The local realtors fear monger people as a strategy because they are so desperate to make them sell their souls to their mortgage. A cramped townhome with thin walls is $340k at 5.5% interest. 20% down with a 15-year mortgage still costs over $3,000 a month when you include taxes, maintenance, and insurance. That’s ~$543k of young money as opposed to ~$270k lost for renting. You’d be far richer just investing the $273k difference at 10% interest. Those invested savings should be worth ~$600k at the end of those 15 years anyhow, which will be the perfect time to swoop up a home without surrendering your investable cash to a bank. Home prices are going to crash around 2042 anyhow, because that’s the peak of when boomers will die off.

People never include HoA fees, upkeep, repairs, and taxes in their monthly mortgage. Rent and put that into high yields savings and you’re better off.

Mortgage + utilities $1200 a month for a 3 bedroom, rent $1200 plus utilities minimum in my area. Paid off my loan, so now just utilities and taxes. Sometimes unpopular ideas are unpopular because they are dumb.

man idk. we got a house during Covington at a 2.7% interest rate. was 110k. three years later we sold for 160k. used the profit on a down-payment for an even better home. yall don't listen to this guy. buying a home will probably be your greatest appreciated asset

Depends. These days rent is comparable to a mortgage payment. You pay your mortgage off and you have financial freedom. You never have financial freedom renting.
