There are often options for first time home buyers with less than 20% down no PMI. No PMI is important. If that’s not possible you are better off waiting til you can put 20% down. I know it’s hard, but trust. Signed, a 2 time home buyer

As a seller I’d cover your closing cost only if you buy at full listing price or close to it! I’m tired of getting offered 30k less than listed and asked to cover full closing cost, I would end up OWING money.

Fun fact those programs are income based, so if you make too much the government won’t help you at all regardless of any reason. My wife and I make 5k more than the cap for down payment programs in our area so we can’t get any help while rent keeps going up

You’re right you don’t need 20% but I would say at least 10 to 15 is a good median. But obviously if you do have the 20% you wouldn’t have to pay PMI.

Finance for 30 years don’t try to be cool and get 15 years for a slightly lower interest rate. Protect your liquidity. There’s value in a house someone’s already lived in for a few years as they have often discovered and worked out the kinks for you. Don’t rush to own a home it’s a liability, shit breaks. Yes! We bought our house just after we turned 23 and with an FHA loan our down payment was $12,000 for our house. We settled for half closing and got it almost 20,000 under what they were asking!
