@george.kamel: A 30-year mortgage keeps you in debt way too long and costs you a ton in interest—like, more than most people realize. You might think the lower monthly payment helps, but in the long run, it just means dragging debt out for three decades and paying tens of thousands more for the same house. That’s why I’m all in on the 15-year fixed-rate mortgage. It gets you out of debt faster, saves you a boatload in interest, and frees you up to hit your other financial goals sooner.

Instead of a 15 year mortgage why not just pay cash on a 500k house and pay no interest?

15 year mortgage for the win! My house will be paid off in 2027 and I’m only 47.

Why not 5 years? How about 36 months? None of that matters if you don’t have the cash flow.

30 year mortgages make far more financial sense than 15. Invest the difference and you’ll be way farther ahead financially. It’s basic math

Any mortgage is better than paying rent your whole life. 100% interest that way

Once you purchase the house, the cost is fixed. So as your income goes up, the payment takes up less of your income. You can slowly raise thr payment to pay off the house faster. I always opt for long amortization, then make lump sum payments. It keeps me more in control of my money and lowers my base cost of living in case of emergencies or unemployment.

You aware that you are allowed to make extra lump sum repayment right? Which means you have the option to pay off your 30-year mortgage within 15 years if you can without the stress of monthly cashflow of a 15-year mortgage.

My 30 year at 2.5% is about 30% less interest than that of a current 15.....

Most can’t afford a 15 year. It’s not that they don’t know.

It doesn't matter anyways. Just build a life of peace and comfort and just accept that life is going to be expensive. This is the lot that our elder generations have passed onto us why they get to spend their retirement incomes on retirement.

Right, a mortgage payment stays the same - rent robs you because it goes up each year..

Why would you rush paying off à 4% debt when your investments return 15% yearly ?
