It’s the same reason why I advise my clients to always pay for their own inspections even when they come with pre-inspections. We have no idea if that inspector was a good inspector. It’s not worth the risk.

I bought my house almost 11 years ago and my inspector was like you. He told me every little thing wrong with my house, how to fix it if I could and if it was a huge deal. that house was a hard pass solely based on those joists (for me)

When I do insulation bids, I have had contractors and owners try to get me to do the bare minimum, and I tell them that's not how I do bids I do it where it meets code or higher depending on the situation.

The realtor and inspector did this on our house. We have been living in a nightmare for 15 years, still trying to fix things to sell it because we will NEVER do that to someone else. We can't get ahead because everything has wiped out all savings. We have replaced almost the entire house at this point. We now have black mold we've found that's been there for a REALLY long time. Now we know why we've had health issues that just keep getting worse.

I call out defects as a listing agent and look to find the problems as a buyers agent. In my area, we have a home inspector that creates SO much panic in buyers. He will 99% of the time get deals to terminate. He also is incorrect 99% of the time about the matters. Finding good inspectors is hard. Wish you were in my area!
