A good mortgage broker would put through a seperate loan for the equity release, class the equity release as an investment loan, then you’ll get your tax deductions. Banks only care about the purpose of the funds, not where they’re coming

the concept in the end sounds right, but the beginning is not, if you cross collateralise (which he calls cross securitization 🙄) does not mean it's not deductable, the Lending on the house youre renting out IS tax deductible even if it's "cross securitised", it's still seperate debt allocated to each property. so if you want to keep the original, rent out the house with the highest debt and claim it on your tax.

Why not just take all cash out of offset on the first home and make that mortgage debt tax deductible since you are renting it out, use that to buy second place ? Save stamp duty, transfer costs etc?
