I don't live in an area that gets any snow accumulation but maybe once in a blue moon. however, a realtor told us when we were buying our first house to always try to view a potential contender in pouring down rain to see any leaks inside or flooding outside

I also follow the bee guy and he can usually tell where a roof hive is wherever the snow is partially melted because of the heat hives generate 👀 do you have tricks like that too?

As an HVAC tech when I’m pulling up to a house that has snow on the roof. I’m looking at the melting of the snow for heat loss. This could be a sign of loose ductwork in the attic or bad insulation.

Vermont new york looking at a home for a second time. thankfully day b4 45° followed by rain day before showed all the issues i noticed might be a problem. attic showed water everywhere. 3,000sqft roof. I'm passing because it traveled further into the house.

And don’t forget- if there is snow on the roof there is adequate insulation and if the snow is melted on the roof, the home needs more insulation.
