Good for informational puposes, as a revocable living trust is a largely unknown, yet great financial tool. But to establish a trust without an experienced estate attorney is risky. It can be done, but it's complicated & there are many ways to screw it up, with big financial consequences. I'm grinding through the process now. There's the "quitclaim deed" (to fund the trust), the possibility of balance due on sale being triggered, the "certificate of trust" (to notify the lienholder), adding the trust to the homeowner's policy, complex state tax forms to transfer property (absent sale), the potential to trigger unexpected taxes, filing the correct notarized documents with municipality/county (depending on jurisdiction), etc. Each state is different. Any of which done improperly & you're back to Probate. Doable, but not for the feint of heart.
