we used to clear the lot with chainsaws, and everything up to the shingles. paint, cabinets, siding, floors... EVERYTHING. you frame it better when you're going to be the one trimming it too. best houses I ever built. best crew I was ever on.

my boss barely broke even on his first build and ever since we just frame. I've been trying to convince him that the mistakes were that it was a 650k luxury house in the middle of nowhere and there's still money to be made in 2 & 3 bedroom spec homes. rentals for investors get bought up neighborhoods at a time before the first board is ever laid. I knew ow bc I've framed these neighborhoods. I talk to the builders and ppl that drive by as it goes up to see what they bought.
