I still would prefer to utilize them to save my own funds for the emergencies and new paint and new stuff the house will absolutely need. I think it all depends on case to case like you say! But people should definitely stop assuming it’s free.

Yeah, but why would you be comparing it to a 30 yr term? It’s highly unlikely for someone to keep this loan for 30 years. I would have done $7,000/130=that’s a 4.5 years of higher pymts to save the 7k however since it’s grant/ which sounds like FHA you could of done a streamline or simple refi down the line and perhaps in a short term. Maybe with lender credit, to offset closing costs you could have still offered a 5.875% at the time of the streamline or refi and got the grant and the lower rate 😊

yeah I qualified for down payment assistance, but my lender bank also offered me a portfolio loan where I'd have to pay the down payment myself, but I had a lower interest rate and no mortgage insurance on the loan

My son was pre-approved for a mortgage of $150,000 & when he asked if he would also qualify for down payment assistance she said yes BUT it would take his pre-approval down to $135,000 because he would have to pay it back. She was straight up about it & he appreciated it.
