you’re looking at the money you’re making from it wrong, it’s simply price sold - (price bought + money spent on reno) not your deposit or mortgage as that is in the house under the price bought. You just want to add more value to the house than you’ve spent

A home is more than about making money on it. It should be a sanctuary for you. I would rather make my home a home even if I make a loss which looks like you've achieved that here. What you could do however, to make back more money, is when you get the house done, rent one room in the house out. It will generate some income for you. Also consider staying there longer than the 5 odd years you planned to stay. It will also build up more equity for the next property.

Just think when you do sell you’ll get so much more than what you brought it for and that’s all down to all the hard work you’ve put into it. Ik right now it feels like a loss, but trust me u should be so proud for getting on the housing ladder and this will benefit you so much buying your next home!

Do you have a rough idea how much the house will be revalued for? We did this with an estate agent and had them come around once we were half way through… and it was very very motivating as the house went up in value ❤
