Alberta is NOT the same housing market as the rest of Canada. And it's time we started treating it that way. I keep seeing national headlines about Canada's housing market, declining sales, affordability challenges and buyer uncertainty. But here's the problem: Canada doesn't have one housing market. It has many markets with very different economic realities. Here's why Alberta is different. 👇 📍 1. We build more homes relative to our population. Alberta has been building at a much higher rate than Ontario. In the four quarters to July 2026, Alberta recorded approximately 9.8 housing starts per 1,000 people, compared with 4.2 in Ontario. That additional construction affects inventory, competition and pricing. 📍 2. Our affordability story is different. Calgary and Edmonton have historically offered a more attainable path to homeownership than Toronto and Vancouver. That matters when buyers compare the cost of living, mortgage payments and what their money can actually buy. 📍 3. Our economy drives housing demand differently. Energy, construction, agriculture, technology and other industries all play a role in Alberta's economy. Employment, commodity prices and business investment can influence housing demand here in ways that aren't reflected in the national picture. 📍 4. Population growth changes the equation. Alberta has attracted people from other provinces looking for employment, opportunity and more attainable housing. But population growth, migration patterns and housing construction don't move at the same pace. That balance matters when assessing supply and demand. 📍 5. Supply isn't the same in every province—or every neighbourhood. Alberta's construction activity has added significant housing supply, but that doesn't mean every property type is experiencing the same conditions. Detached homes, townhomes, condos and rental properties can all behave differently, even within Calgary. So what does this mean for buyers and homeowners? It means a national headline shouldn't determine whether you buy, sell, refinance or renew your mortgage. Look at your city. Look at your property type. Look at local inventory, recent comparable sales, employment trends and your own financial position. The Canadian housing market may be slowing in some areas while other regions experience very different conditions. Stop making Alberta real estate decisions based on what's happening in Toronto or Vancouver. Start looking at what's actually happening here. That's where the real conversation needs to start.
