As a loan processor PLEASE GET A REALTOR!!! When it comes to writing the sales contracts, addendums, negotiating seller credits, figuring out who pays for what, keeping things on schedule, realtors help a TON! F.S.B.O. always struggle throughout the loan process.

It's all fun and games until something goes wrong, which often does nowadays, and you didn’t protect yourself because you had no idea what clauses to add to the agreement. I've seen people lose the shirts of their backs because they decided to represent themselves

First house I ever bought was a FSBO. Owner politely told us at the open house that if we worked sale without realtor, they’d lower the price. We did and we used our mortgage broker to do all the legal drafting. She made her money by selling our mortgage to a bank. Worked perfect for us!
