A lot of beaver flashers. It was a problem back in the day. We used to get pizza right there at St Marks and it never failed. The area was inundated with beavs.

I believe Mr. Astor actually made most of his money from NYC real estate. The fir trading business was indeed his base, bit real estate in fast growing New York City was the real win.
